Where to check Tasmanian strata information yourself

These are the sources we point owners and committees to. They are the official ones, they are free, and none of them is us. We keep this page because the single most useful thing we can do for a Tasmanian owner is make sure they are reading Tasmanian material rather than a Victorian guide that looks authoritative.

The legislation

The Strata Titles Act 1998 is published in full on Tasmanian Legislation Online, always in its current form, including the model by-laws. The rest of Tasmania's legislation is at legislation.tas.gov.au.

Titles, strata plans and by-laws

The Land Titles Office, part of the Department of Natural Resources and Environment Tasmania, registers strata plans and administers applications for relief where a body corporate is not meeting its obligations. Their strata title and body corporate guidance is the plainest official explanation available. To look up a title, buy a copy of a strata plan or find registered by-laws, use the Land Information System Tasmania at thelist.tas.gov.au, which is free to register for.

Consumer, building and occupational matters

Consumer, Building and Occupational Services publishes guidance on body corporate licensing, and covers the building and occupational licensing and consumer matters that sit alongside strata. The Tasmanian Law Handbook, published by Hobart Community Legal Service, has a readable section on units, flats and townhouses.

Industry body

STM is a founding member of the Tasmanian chapter of the Strata Community Association, formed in 2012. SCA publishes Tasmanian strata FAQs and maintains a directory of member managers across the state.

Why do you not list preferred insurers or contractors?

Because we take no commissions and no benefits from any of them, and a list of favoured suppliers on our website would undercut that. STM accepts no commissions, no gifts and no financial arrangements with developers, builders or insurers. What we recommend to a body corporate is not shaped by anyone else's interests, because nobody else is paying us, and we would rather keep it that way than publish a page of logos. When a scheme needs cover or needs a trade, we go to the market for that scheme.

What if I cannot find what I need?

Ask us. If it is a general question about how strata works in Tasmania we will usually just answer it, whether or not we manage your scheme, and if it needs a lawyer or a conveyancer we will say so rather than guess.

Talk to someone who manages Tasmanian schemes

STM has managed bodies corporate from a Hobart office since 1989, and we take no commissions from insurers, developers or contractors, so what we recommend to your scheme is not shaped by anyone else paying us. If you are on a committee and want a straight answer about what your scheme should cost to run, call 03 6231 2540 or send us the details.
